According to the Bulgarian Constitution, foreign individuals can buy buildings but not land. Therefore the most common method for foreigners buying property WITH LAND in Bulgaria is to set up a company which then owns the land and the buildings.

Once you’ve selected the properties of your interest then we will have to organize an inspection trip for you. You may need to stay at least several days in Bulgaria in order to complete your property viewings and decide on your type of purchase - a property with or without land and the area where you want to own a property. Then you have to start the deal of acquiring the property.
The process of acquiring a property in Bulgaria takes between two to four weeks!
Register a company - setting up a company is required by the Bulgarian law when foreigners wish to buy a property with land in Bulgaria.
BG Real Estatewill register for you a company for the cost of 550 EURO
when we register your company you must deposit a sum of 2500 EURO (5000lv) into your company bank account whilst the registration is being carried out. This money can then be withdrawn once the company is registered
other bank expences such as opening a bank account and transfers - approx. 30 EURO
Finding the property and starting the deal:
signing the preliminary contract and paying 10% of the purchase price
translation of all official documents and contracts - 50 EURO
Closing up the deal:
solicitor, checking all documents - 50 EURO
tax evaluation price 2% - you have to take into consideration that "state evaluated price" and "purchase price" may differ which respectively may result in variations in the tax evaluation price. Usually properties are sold based on their state evaluated price which is considerably lower and which will cost you less property tax afterwards.
